Terms of Service

These terms govern your use of this website and your booking of walks with OpenBluebird. By booking a walk or using this site, you agree to them. Last updated 1 January 2026.

1. Agreement to these terms

These Terms of Service form a binding agreement between you and OpenBluebird, whose office is at 2-8-4 Chitose, Sumida-ku, Tokyo 130-0025. They apply whenever you browse this website, make a booking, or take part in one of our neighborhood walks. If you do not agree with any part of these terms, please do not book a walk or use the site. We may ask you to confirm your acceptance during the booking process.

2. Our walks

OpenBluebird provides guided walking tours of residential and traditional districts. Routes, durations, meeting points and prices are described on this website and may vary with the season and with local conditions. Group sizes are limited to keep each walk calm and considerate of the neighborhoods we visit. We reserve the right to adjust a route on the day for reasons of safety, weather, local events, or respect for residents.

3. Booking and payment

A booking is confirmed only when you receive a written confirmation from us and payment has been processed. Prices are shown in Japanese yen and include applicable taxes unless stated otherwise. If a price is listed in error, we will contact you before taking payment and give you the option to proceed at the corrected price or cancel without charge. You are responsible for providing accurate contact and party details at the time of booking.

4. Cancellations and refunds

You may cancel a booking for a full refund up to seventy-two hours before the start of the walk. Cancellations made between seventy-two and twenty-four hours before the walk receive a fifty percent refund. Cancellations made within twenty-four hours, and failures to arrive, are not refundable. If we cancel a walk for any reason, you will be offered an alternative date or a full refund of the amount you paid.

5. Weather and conditions

Our walks go ahead in most weather. In the event of conditions that make a walk unsafe, such as a storm warning or extreme heat advisory, we may postpone or shorten the walk. Where we cancel for safety, the refund terms in the previous section apply. Please dress for the forecast and wear comfortable shoes, as our routes involve steps, slopes and uneven surfaces.

6. Your conduct on a walk

Our walks pass through places where people live and work. You agree to follow your guide's instructions, to keep noise low, to photograph people and private property only with permission, and to dispose of litter responsibly. We may ask anyone whose behavior endangers others, disturbs residents, or disregards reasonable instructions to leave a walk without a refund. Please arrive at the meeting point on time, as we cannot delay a group for latecomers.

7. Accessibility and health

We want our walks to be enjoyable for as many people as possible. Please tell us about any accessibility needs or health conditions when you book so we can advise whether a route is suitable and make reasonable adjustments. You are responsible for assessing whether a walk is appropriate for your own fitness and health, and for bringing any medication or equipment you may need.

8. Children and minors

Children are welcome on most walks and must be accompanied by a responsible adult who remains with them throughout. The accompanying adult is responsible for the child's safety and conduct. Some routes with steep steps or evening timing may not be suitable for young children, and this is noted in the walk description where it applies.

9. Intellectual property

All text, route notes, photographs and design on this website are owned by OpenBluebird or used with permission, and are protected by applicable intellectual property laws. You may view and share links to our pages for personal, non-commercial use, but you may not reproduce, adapt or republish our materials without our written consent.

10. Limitation of liability

We take reasonable care in planning and running our walks. To the extent permitted by law, we are not liable for indirect or consequential losses, or for events beyond our reasonable control. Nothing in these terms limits our liability for death or personal injury caused by our negligence, or for any other liability that cannot be excluded by law. Our total liability in connection with a booking will not exceed the amount you paid for it.

11. Changes to these terms

We may update these terms from time to time to reflect changes in our services or the law. The version in force is the one published on this page at the time of your booking. We will update the date at the top of the page when changes are made, and material changes will be highlighted where appropriate.

12. Governing law and contact

These terms are governed by the laws of Japan, and any dispute relating to them will be subject to the jurisdiction of the courts of Tokyo. If any part of these terms is found to be unenforceable, the remaining provisions will continue to apply. For any question about these terms, please contact us at hello@openbluebird.com or 03-3631-3873.
